[DE] "Das Sony Center ist ein Bauensemble am Potsdamer Platz im Berliner Ortsteil Tiergarten des Bezirks Mitte. In einem der futuristischen sieben Gebäude – gegenüber der Philharmonie am Kemperplatz gelegen – befand sich ursprünglich die Europazentrale von Sony. Jetzt hat die deutsche Zweigniederlassung dort ihren Sitz.
Der Architekt Helmut Jahn, Geschäftsführer des Chicagoer Büros Murphy/Jahn, hat mit dem Sony Center einen Komplex mit sieben Gebäuden auf einem etwa 26.000 m² großen Grundstück im Berliner Bezirk Mitte entworfen, die Bauzeit betrug drei Jahre. Bereits am 20. Januar 2000 wurde der Entertainmentbereich des Centers eröffnet, die Eröffnung des gesamten Komplexes fand dann am 14. Juni 2000 statt. Angeordnet in einer charakteristischen dreieckigen Form bietet das Sony Center Platz für eine Kombination aus Arbeiten, Wohnen und Unterhaltung. An der Spitze dieses Dreiecks befindet sich der 103 Meter hohe Bahntower – neben den drei anderen Hochhäusern am Potsdamer Platz ein weithin sichtbares Gebäude.
Die Gesamtinvestitionskosten des Sony Centers betrugen schätzungsweise 750 Millionen Euro. Vom 20. Januar 2000 bis 21. Februar 2001 existierte die Music Box. Am 31. März 2007 wurde das Legoland Discovery Center eröffnet. Am 18. April 2008 wurde das Sony Center kreditfinanziert für diese Summe an eine Investorengruppe aus Deutschland und den USA verkauft, es gab also in den zehn Jahren keine absolute Wertsteigerung bzw. Minderung, dafür allerdings eine relative Minderung durch Inflationsverluste. Am 21. Mai 2010 wechselte erneut der Besitzer. Die Investorengruppe um Morgan Stanley verkaufte das Sony Center an den südkoreanischen staatlichen Pensionsfonds NPS (National Pension Service) für rund 570 Millionen Euro.
Im Jahr 2017 wurde die Besitzgesellschaft des Sony Centers für 1,1 Milliarden Euro im Rahmen eines Share Deals weiterverkauft an die kanadische Immobiliengesellschaft Oxford Properties (eine Tochter des staatlichen Pensionsfonds für kommunale Angestellte der Provinz Ontario) und die New Yorker Investmentgesellschaft Madison International Realty.
Im ehemaligen Hotel Esplanade mit der Adresse Bellevuestraße 1 sind von Anfang an Eigentumswohnungen, die immer separat vom restlichen Sony Center geführt worden sind und demzufolge auch nie mit dem restlichen Center mitverkauft wurden. Es bestehen drei Aufgänge und elf Stockwerke. Alle Wohnungen sind in Privatbesitz.
Das stahl- und glasdominierte Bauensemble beinhaltet das ovale Forum, das sich als Teil des öffentlichen Stadtraumes versteht und daher nicht von den umliegenden Straßen getrennt ist.
Den Kern des Sony Centers bilden die erhaltenen Teile des historischen Hotels Esplanade. Der Kaisersaal mit seinen 1300 Tonnen Gewicht wurde in einem komplizierten Verfahren um 70 Meter verschoben, um die Verbreiterung der Potsdamer Straße für das geänderte Verkehrsaufkommen zu ermöglichen. Bei einem weiteren Teil des ehemaligen Hotelgebäudes handelt es sich um den Frühstücksraum, der ebenfalls aufgrund von Auflagen des Denkmalschutzes zu erhalten war. Dieser Raum ist in etwa 500 Teile zerlegt worden und später mit dem verschobenen Kaisersaal an neuer Stelle im Sony-Center wieder aufgebaut worden.
Diese zunächst nicht eingeplanten Leistungen zum Erhalt denkmalgeschützter Bauwerke hatten beträchtliche Kosten zur Folge. So musste für die 20 Meter hohe Glasfassade eine Seilnetz-Konstruktion entwickelt werden, die den Denkmalschutzbereich überdeckt. Eine aufwendige Hochtechnikbrücke wurde über das alte denkmalgeschützte Bauwerk gespannt und führt zur neuen Esplanade Residence, die luxuriösen Wohnraum zur Verfügung stellt."

[EN] "The Sony Center is a building ensemble on Potsdamer Platz in Berlin's Tiergarten district of the Mitte district. One of the futuristic seven buildings - opposite the Philharmonie on Kemperplatz - originally housed Sony's European headquarters. Now the German branch is based there.
The architect Helmut Jahn, managing director of the Chicago office Murphy/Jahn, designed the Sony Center, a complex of seven buildings on a 26,000 m² site in Berlin's Mitte district, which took three years to build. The entertainment area of the center was opened on January 20, 2000, and the entire complex was opened on June 14, 2000. Arranged in a characteristic triangular shape, the Sony Center offers space for a combination of working, living and entertainment. At the top of this triangle is the 103-metre-high Bahntower - alongside the three other high-rise buildings on Potsdamer Platz, a building visible from afar.

In 2017, the ownership company of the Sony Center was resold for 1.1 billion euros as part of a share deal to the Canadian real estate company Oxford Properties (a subsidiary of the state pension fund for municipal employees in the province of Ontario) and the New York investment company Madison International Realty.
In the former Hotel Esplanade with the address Bellevuestraße 1, there are condominiums right from the start that have always been managed separately from the rest of the Sony Center and therefore were never sold with the rest of the Center. There are three stairways and eleven floors. All apartments are privately owned.
The steel- and glass-dominated building ensemble includes the oval Forum, which sees itself as part of the public urban space and is therefore not separated from the surrounding streets.
The core of the Sony Center is formed by the preserved parts of the historic Hotel Esplanade. The Kaisersaal, weighing 1300 tons, was moved 70 meters in a complicated process to allow Potsdamer Strasse to be widened to accommodate the changed traffic volume. Another part of the former hotel building is the breakfast room, which also had to be preserved due to monument protection requirements. This room was dismantled into about 500 parts and later rebuilt with the moved Kaisersaal at a new location in the Sony Center.
These initially unplanned services for the preservation of listed buildings resulted in considerable costs. For example, a rope net construction had to be developed for the 20-metre-high glass façade to cover the listed area. An elaborate high-tech bridge was spanned over the old listed building and leads to the new Esplanade Residence, which provides luxurious living space."
