This 7-Eleven is situated on a corner between a light industrial/commercial area and a residential area. As a result there are a lot of people that go by there every day. There is also a large warehouse/distribution outfit right behind it and I quite often see the workers from there dropping in for snacks and lunches.
It also has a gas bar which makes it an attractive place for a quick gas stop on the way to or from work.
